Despite continuing to battle through the COVID-19 pandemic, Kamloops residents are still flipping houses!
According to the latest numbers released by the Kamloops and District Real Estate Association, a total of 332 residential unit sales were recorded during the month of September. that number is 23.8% higher than the same point last year.
Average residential price in the community was $493,597, which was a rise of 15.3% of the $428,144 is was in September 2019. Total sales dollar volume in September stood at $163.8 million, a 42.8% increase over 2019.
"Real estate sales numbers for last month have once again shown us that the impact of the pandemic on the market has been more positive than originally predicted," said KADREA President Wendy Runge. "For the fourth month running, the number of units sold has been setting records that not many would have contemplated at the beginning of the pandemic. While sales usually dip in September and then pick up again during the fall months until winter, the trend we are seeing right now is unlike anything that we have seen before."
"We as realtors have had to adapt to the changing market scenarios without being able to predict the market’s response to COVID-19. This has enabled us to approach every opportunity tactfully while maintaining standard health protocols and putting the consumer’s interests and well-being first."
Of the total units sold in the area, 247 have come from Kamloops, 29 were in Merritt, nine in Barriere, 12 in Logan Lake, and another nine have been sold in Chase. Brocklehurst, Sahali and North Kamloops continue to see the most amount of home sales.
Year-to-date, Kamloops' residential sales dollar volume was down by 1.3% to $946.6 million. Residential unit sales have decreased by 7.6% to 2,098 units. Thankfully, the average residential price was up 6.8% to $451,202.
By the end of the month, the region saw a total of 1,040 active listings.
